Community Guidelines
To create a shared and pleasant atmosphere for everyone in the association, the board has established community guidelines. These rules apply not only to you as a tenant/co-op owner, but also to other family members, your guests, any contractors you hire, subtenants, etc. The rules are a complement to the association’s bylaws.
The board’s task is to manage the day-to-day administration of the association on behalf of the members. This includes matters of order and conduct, since the board is accountable if problems arise. Living in a housing cooperative means shared responsibility. As a member of the association, you do not only have the right to a home in the association’s building—you also have obligations toward the association and other members and residents. General
Showing respect and consideration for your neighbors is the guiding principle of our association—this is the starting point for all community guidelines.
Take good care of the association’s property and your apartment. Maintenance and repair costs are paid by the members. By taking good care of the property and your apartment, we save money, which ultimately affects the annual fee. Remember that hot water and heating are major expenses for the association—try to minimize hot water use and lower the heat if you leave home for a longer period.
It is important that we keep doors and windows in common areas closed to prevent unauthorized visitors. Make sure entrance doors and other doors lock behind you. Do not let unknown persons into the building! Contact the board if you notice a door that does not close properly. Also keep your keys and entry code safe—lost keys or codes can lead to unwanted visitors.
Waste management
If you want to know more about waste management, visit Solna Municipality’s website (www.solna.se), the association’s website (www.leoparden5.se), or contact the board. Note that only household waste, newspapers, and food waste may be placed in the association’s waste containers.
Household waste
Household waste is disposed of in the locked waste cabinet marked “household waste.” The cabinet is located at the rear of the building. The bins are emptied twice a week (Tuesdays and Fridays). The cabinet is opened with your property key.
Food waste
Due to problems with rubbish being incorrectly thrown into the food-waste bins, we have had to remove the option to separate food waste. Please dispose of food waste with household waste.
Newspapers
Newspapers and similar items are deposited in the blue bins at the rear of the building. Remember that cardboard boxes cannot be disposed of here—these must be sorted and taken to a recycling station.
Bulky waste and recycling
It is forbidden to dispose of bulky waste, furniture, electronics, hazardous waste, etc. with household waste. Such waste must be taken by you to a recycling or environmental station. The board may, in connection with certain clean-up days, arrange a container for bulky waste.
Balconies
For safety reasons, balcony planters must be placed on the inside of the balcony railing.
It is not permitted to beat or shake rugs and similar items on balconies. It is also forbidden to hang rugs, blankets, etc. over the balcony railing.
Fireworks may not be set off from the association’s land, including balconies.
For fire safety reasons, charcoal or gas grills may not be used on balconies.
Fire safety
For fire safety reasons, it is strictly forbidden to store bicycles, strollers, and similar items in stairwells or entrances. Nothing may obstruct evacuation in the event of a fire. Your apartment must be equipped with a smoke detector. It is therefore also forbidden to leave unwanted items in common areas such as storage corridors and similar spaces.
Bicycles
Bicycles must be stored in the designated bicycle storage room or in outdoor bicycle racks. Please store bicycles that are not in use in your attic or basement storage, as space in the bicycle storage room is limited. The board asks that bicycles you no longer wish to keep be removed, as there is a shortage of space.
Home insurance
Residents must have valid home insurance. Co-op owners must also ensure their insurance includes a so-called housing cooperative supplement (bostadsrättstillägg).
Elevators
Take good care of the elevators. Contact the board immediately if there is a fault. Never try to stop a closing elevator door by force—press the button to open the doors instead. Forcing doors can damage them and increase repair costs.
Pets
If you have pets, you are responsible for ensuring they are supervised and do not disturb or soil the property. Walking pets is not allowed on the association’s premises. Note that keeping poisonous animals is prohibited.
Noise and disturbances
The main rule is that loud noise should not occur between 22:00 and 07:00 on weekdays, and between 23:00 and 10:00 on weekends/holidays. Keep in mind that your neighbors may have different working hours and may need sleep when you are awake.
Noise and vibrations from washing machines, tumble dryers, etc. can disturb those living above the laundry room—remember to follow the posted laundry times.
Please inform your neighbors well in advance of any party. Remember to check the time and noise level regularly during the evening.
If you feel someone is disturbing you, let the person know. If your complaint is not addressed, contact the board.
Pests
If you discover or suspect pests, contact the board immediately. Simple rules to reduce the risk of pests:
Avoid bringing in furniture that may be infested.
Avoid leaving edible leftovers on the floor.
If you have been abroad, unpack clothes and bags carefully—check whether pests have come home in your suitcase.
Seal your household waste properly before disposing of it. If the bins are full, do not leave waste next to the cabinet.
Alterations/renovations
Remember to contact the board before carrying out alterations/renovations. Information and rules regarding apartment renovations are available on the association’s website (www.leoparden5.se). If you are unsure whether a building permit is required, contact the municipality. More information is available on Solna Municipality’s website (www.solna.se).
Parking
The association currently has no dedicated parking spaces. The turning area in the courtyard may be used for a maximum of 30 minutes for loading and unloading. Other parking in the turning area is prohibited, as it is a fire access route and a positioning area for ladder trucks during emergency response. The association may issue a parking charge for incorrectly parked vehicles.
Smoking
Smoking is prohibited in common areas such as entrances, stairwells, bicycle and attic storage rooms, elevators, etc.
Throwing cigarette butts from balconies/windows is prohibited and poses a fire risk. Also note that cigarette smoke from balconies or outside entrances can drift into your neighbors’ apartments.
If you smoke outdoors, please do not leave cigarette butts on the ground. Remember that cigarette butts are toxic and that small children and pets are curious about anything lying on the ground.
Laundry room
Anyone who uses the laundry room and its machines is responsible for knowing the rules for care and cleaning. Rules and current laundry times are posted in the laundry room.
