Second hand subletting
Under the Swedish Housing Cooperative Act, you may sublet your apartment when there are valid reasons for doing so. Examples include work in another location, caring for a relative in another location, studies, etc. Regardless of the reason, however, the board’s written permission is always required before the subletting may begin. In connection with a subletting, the association charges a fee (maximum 10% of the current price base amount per year) in accordance with the association’s bylaws and the Housing Cooperative Act. It is not permitted to sublet to legal entities (e.g., companies).
Application to sublet
Well in advance of the subletting, an application must be submitted to the board. The application must include, among other things, the reason for the subletting and the time period. Only after the application has been approved by the board may the co-op owner sublet the apartment. If you sublet the apartment without the board’s consent, you forfeit the right to use the apartment, pursuant to Section 12 of the association’s bylaws and the Housing Cooperative Act. The board’s policy is to approve up to two years of subletting, one year at a time.

After the board has approved the application, the agreement linked above must be used between the owner and the tenant, and a copy must be submitted to the board.
The landlord is responsible
As the person subletting, you always remain responsible for the apartment and for ensuring that the monthly fee is paid on time. If the subtenant does not take proper care of the apartment or disturbs neighbors, the person subletting may receive a written warning and, ultimately, may be required to relinquish the apartment.
